Terms and Conditions Agreement
1. Scope of the Inspection
The home inspection will be performed in accordance with the Standards of Practice set forth by the State of Georgia Home Inspection Licensing Board. The inspection is a visual assessment of the home’s accessible systems and components, including but not limited to:
- Structural Components
- Exterior (including roof, siding, windows)
- Roof System
- Plumbing System
- Electrical System
- Heating and Cooling Systems
- Insulation and Ventilation
- Interior (including floors, walls, ceilings)
- Built-in Kitchen Appliances
- Foundation and Basement
- Garage or Carport
- Pool/Spa (if applicable)
The inspection is not technically exhaustive and does not include destructive testing. The goal is to identify major visible defects that may affect the habitability or safety of the home.
2. Limitations, Exceptions, and Exclusions
This inspection will not include:
- Asbestos, radon, lead paint, mold, or other hazardous materials
- Zoning ordinance or code compliance
- Condition of detached structures (e.g., sheds, barns)
- Hidden, latent, or concealed defects
- Systems that are turned off or not visible
- Specialty systems (e.g., wells, septic systems, solar panels)
The inspector does not move furniture, lift carpets, or inspect behind walls or under flooring.
3. Client Responsibilities
- Ensure that all utilities (gas, electricity, and water) are turned on at the time of the inspection.
- Provide access to all areas of the property to be inspected, including crawl spaces, attics, and garages.
- Notify Versitile Home Inspection of any specific concerns regarding the property before the inspection begins.
4. Report Delivery
The inspection report will be delivered via email and will be made available on the same day of the inspection. The report will include written observations, photographs, and recommendations.
The report is intended for the sole use of the client and is not transferable to any third party without the written consent of Versitile Home Inspection, LLC.
5. Inspection Fee
The inspection fee must be paid prior to the delivery of the final report. Payment can be made via [insert payment methods, e.g., credit card].
6. Limitation of Liability
The liability of the inspector for any claimed defects or omissions is limited to the amount paid for the inspection. In no event will the inspector or Versitile Home Inspection, LLC be held liable for any consequential damages or losses arising from the inspection or report.
7. Arbitration Clause
Any disputes arising from this agreement or the inspection itself shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association, with the arbitration to take place in the county in which the inspected property resides.
8. Acknowledgment of Agreement
By proceeding with booking the service, the client acknowledges that they have read, understood, and agree to the terms and conditions of this agreement. The client agrees to be bound by this contract and understands the limitations of the inspection as outlined above.
